Property Manager

Job Type: Full-time
Location: Kiawah Island

Your ultimate goal as Property Manager is to ensure the property owners that choose to entrust us with the care of their vacation rental property are so pleased with our service they will never consider thinking about another agency for their property management & rental needs. You also share another critical role of resolving guest issues that is done in a satisfactorily manner to the guest and utilizes the most cost effective means for the property owner. The success of delivering that level of service to our property owners and guests is based upon the following responsibilities:

  • Communication with the owner that is timely and effective to meeting their needs, whether that be directly with the owner or sharing information with the Property Management Coordinator
  • Creating a proactive routine of communicating with your assigned property owners so they don’t simply hear from our company when there are issues with their property
  • Weekly observations of assigned properties that possesses attention to detail from a perspective as if you were responsible for the costs of maintaining that property and ensuring the upmost satisfaction of occupants
  • Understanding, maintaining, and cultivating relationships with the many 3rd party vendors necessary for the success of our operation
  • Coordination and review of any 3rd party work performed within assigned properties with consideration of occupancy schedules, the most cost effective manner for the owner and company, and to the appropriate quality
  • Taking ownership of the accuracy of online marketing descriptions and alerting the Property Management Coordinator of changes needed
  • Becoming familiar with general marketing collateral used by the company, including but not limited to, external website, 3rd party marketing sites, company app, basic owner management agreement
  • Overseeing the accuracy of inputting property specific notes and details within the reservations software program
  • Efficient communication among internal team members regarding issues associated with guest issue resolution and satisfaction
  • Appropriate record keeping of actions associated with your property management duties for a specific unit
  • Understanding of our company OS&E and FF&E standards so you can communicate with an owner any shortfalls with those areas that would improve their rental income performance and guest satisfaction
  • Through property inspections, ensuring owner and guest arrivals to your assigned properties are set to company standards from a quality of housekeeping, maintenance, and amenities standpoint
  • Assist the Property Management Coordinator with accuracy of monthly owner statements for assigned properties
  • To share responsibility for overseeing and following up on guest messages that are received into the general rentals correspondence inbox
  • Inspecting all guest departures, not immediately due-in, for the protection of our owner’s asset

Minimum Job Requirements:

  • Ability to work effectively within a team environment
  • Must be willing to work a flexible schedule as needed for the success of the operation, including nights, weekends, split shifts as needed
  • Possess a sense of urgency and practicality required to resolve issues as they arise
  • Must possess personable skills associated with interacting with varied types of individuals, internal and external of our company
  • Must be able to maintain professional presentation and grooming standards in line with the company standard
  • A reasonable understanding of basic computer skills, including email software and office programs
  • A valid driver’s license
  • Able to sit, stand, or work during prolonged periods during shift as needed
  • Able to lift, pull, or push, as needed, weight of 35 pounds during shift as needed
  • Flexibility to adjust to changes with within job scope as needed by executive management
  • Ability to work in an outdoor environment when necessary; in heat, cold and inclement weather.
  • Ability to read, write and communicate effectively in English, both written and verbal
