Take advantage of special beach gear and bike credit! Located in West Beach, this lovely oceanfront villa offers new, beautifully renovated kitchen and living areas, magnificent ocean views, comfortable high-end furnishings, and access to a seasonal community pool.

This villa has a new kitchen, appliances, living area, paint, trim work, and designer furnishings. The villa offers spectacular ocean views from both levels with a comfortable screened porch area adjacent to the kitchen living areas and a large, open deck on the 2nd floor which offers 180-degree views of Kiawah’s magnificent 10-mile beach and the dunes and natural wildlife below. Location, location, location…you get direct boardwalk access to stroll to the beach or opt for a pool day at the seasonal community pool within 100 yards of your beachfront villa! The community pool is approximately 55ft x 20ft. The boardwalk access features shower and rinse tools so it is easy to rinse, shower, and clean up beach toys on the way back to the villa.

The main living space allows seamless flow and easy entertaining between the kitchen, dining, and living areas. The living room is down just a few steps from the kitchen/dining areas and is open to the upper areas. The living room also has a 55” Smart TV, DVD player, wet bar, and plenty of natural light. The combined kitchen and dining area offers an open concept with seating for 9, with the island which seats 3 and nearby dining table seating 6. The kitchen also features a sitting area with comfortable furniture that provides another unique living space to relax. The refurbished half bath and new washer/dryer are adjacent to kitchen / sitting area providing convenient access. The open concept also flows easily to the two-tiered screened porch with entry from both the dining area and lower living area.

Upstairs, you will find three bedrooms and bathrooms. The oceanview master suite boasts a king bed, flat-screen TV, private bathroom with two sinks and shower/tub combination, and access to the shared second floor deck. The oceanview queen bedroom has a flat-screen TV, private bathroom with shower/tub combination, and access to the shared second floor deck. The third bedroom includes a twin over twin bunk bed and private entry to the hall bathroom with shower/tub combination. The second floor deck offers seating for six and incredible ocean and sunset views.

Guests have access to the community pool (approximately 55ft x 20ft). The pool is unheated and open seasonally.

Guest reservations of 3 to 21 nights come with a valuable credit to use towards beach gear rentals during your stay! The credit amount for this property is $250. You may use your credit for bicycles, beach chairs and umbrellas, beach carts, and more – the choice is yours!

Grilling is not permitted at villas and is strictly enforced.

During your stay on Kiawah Island, be sure to enjoy biking on the 30 miles of flat bike trails, golf on one of five world class golf courses, playing tennis, crabbing, fishing, swimming, boating, kids’ camp and nature programs at Night Heron Park.

RESERVATION PROCESS: Your reservation is not confirmed until you return the Akers Ellis Rental Agreement. This document will be sent to you via email within a few hours of making your reservation. You need to review and electronically fill out, sign, and submit the agreement within 24 hours. Once returned, Akers Ellis will collect payment and send you a reservation confirmation via email.

Incredible stay. I loved being able to wake up to the ocean right outside your door. The light and open design of the villa is beautiful and very well done. The kitchen was easy to use with lots of terrific work spaces. The balcony and ocean views make this a magical location. It is so good we are planning to come back in June. Thanks for a great stay!

We LOVED our stay! This absolutely gorgeous condo has very open and airy living spaces! The views are outstanding from both floors. There is nothing like waking up to the sunrise and an incredible view of the ocean. And to be able to walk right out to the beach is the best. We will definitely stay here again and anyone reading this review should too!!! YOU WILL LOVE IT!!

Relaxing Stay at Duneside Villa

Our family of four enjoyed our Christmas vacation at this Duneside Villa. We loved being so close to the beach for walks and biking, having a spacious kitchen to whip up some family dinners together, and we especially delighted in the open balcony on sunny winter days. It was just what we needed after a long year to be out in nature and very comfortable indoors too! Made lasting memories and are very grateful for another vacation at Kiawah.

Beachfront Villa Close to all amenities

Our family of 5 really enjoyed our stay at 1106 Duneside! The location is perfect - close to the beach, pool and shops. The unit is very nicely renovated on the lower level with one of the best kitchens we have seen in a rental. The 3 bedrooms upstairs are comfortable but the bathrooms are on the small side and a bit dated. With a second floor renovation, this unit could beeves more spectacular. Akers Ellis was absolutely wonderful to work with - so responsive! I would recommend this unit and renting from Akers Ellis without hesitation.

Excellent Spot for a Getaway

We enjoyed our stay for the long Labor Day weekend. It was the perfect size for 2 families of 4. The beds were comfortable, the living space was nice, the kitchen was practical, and we loved the views from the deck. It's a short walk to the beach, which was perfect for what we needed.

Best Weekend Ever

This wonderful condo in Kiawah Island was a perfect spot for our group of 7. The layout of the condo maximizes space and the kitchen and living room are great for large groups. The deck attached to two of the bedrooms on the top floor has a gorgeous view. Awesome location!

Great Stay

Enjoyed our stay at 1106 Duneside location was great and property was very nice with a big kitchen. Bathrooms could use an upgrade as they are small partially because they all have tub showers. Only real challenge with the stay was loading and unloading the car up many steps and parking space is not in front of the unit. But all in all good Villa.

Lovely villa, very clean, great location

I was very impressed with how clean and well kept the villa was. Good beds. Well equipped kitchen - we cook a lot of family favorites when we are together at the beach. Loved the view of the ocean on the top deck. Spent quite a few afternoons and evenings up there enjoying the ocean. We will return!

Loved it, great location. Would have liked to have a few more items available in the kitchen to prepare meals with, but overall a great stay! Nice decor, great screened in porch area, separate dining room for meals and great space upstairs.

Beautiful Villa

Our stay at 1106 Duneside Villa was heaven even if it was less than 24 hours! That was our first visit to Kiawah and we fell in love as we drove through the gates. The villa was wonderful. So spacious and comfortable! It is very convenient to the pool and the beach. We will definitely be back. Unfortunately things are grave with my mother-in-law, but we will definitely contact you when we are ready to return.

Great Stay

Thanks for a great stay. On a scale of 1-5, Id rate the overall experience a 5. The house itself was maybe a 3.5-great views and location, but definitely needed some updating. However, your staff and the rental process/experience was great. So, 5 for Akers-Ellis and a 5 overall. Thanks!
