I don’t often (until now, never) stay at locations without reviews but we took a chance and we were so happy we did. The house was perfect for our group of 6. The house is beautiful and easy to get to. The views from the 2nd and 3rd floor and sound of the ocean was so peaceful. It was a short 90 second walk to the beach via the boardwalk. We didn’t cook, but it seemed like there was just about whatever you would need to feed the family. The bathrooms were clean, the shower pressure was otherworldly. And there was plenty of room to allow everyone some space. On top of that, the communication with the Akers Ellis team was always fast and always helpful - even on the night of arrival when we forgot to ask about the coffee machine. We texted at around 8pm and got an answer back within 5 minutes. All in all we loved our stay and would certainly stay again if we came back with the same size group to Kiawah.

We recently stayed in this beautiful ocean view condo for a sisters’ getaway, and it was absolutely perfect! The 4 bedrooms and 4 bathrooms were such a great feature—plenty of space and privacy for everyone. The living area was comfortable and inviting, giving us the perfect spot to relax, laugh, and reconnect. We also enjoyed cooking together in the well-equipped kitchen, which made our stay feel like home. Waking up to the ocean view was the icing on the cake. Highly recommend this condo for families or groups looking for a spacious, comfortable, and memorable stay! We can’t wait to stay here again!

The screens in the two main bedrooms needs replacing and the dishwasher
needs to be replaced otherwise a very good experience.
We took a set of keys to the front door by mistake. they will be returned ad you should get them next week.

We booked 1102 Duneside for our family vacation after scouring options on the N.C. and SC coasts. We wanted something oceanfront, spacious, quiet, and ground level so we could avoid stairs and elevator contact with other folks due to COVID-19. 1102 Duneside met all of those requirements without breaking the bank. This unit is second from the end and very close to the boardwalk, bike paths, and the community pool when open. The unit itself is spacious and tastefully decorated. You can see the ocean from each level. As with most beach rentals at the end of a busy season the unit could use some TLC and sprucing up, but nothing major. Another reviewer mentioned the water pressure...and admittedly before we arrived we thought it a strange comment. However, after staying here I completely agree. The water pressure is fantastic and very nice for vacation. We have enjoyed our stay immensely and will likely try to book this unit next year as well!

Loved location and proximity to beach. Back deck had stairs that connected directly to beach boardwalk. Odd perk we noticed, but the water pressure was absolutely phenomenal. Great views of beach from all floors. Would definitely stay here again.

This was a great property with excellent access to the beach. The views from the three primary bedrooms were outstanding. Overall it was quite clean and well equipped, especially the kitchen. The bathrooms were well appointed also. My one complaint is the towels, which were small and very dingy. New towels would go a long way to make this an even higher rated property.

This villa is perfect in almost every way. The kitchen could be better equipped for cooking given that there isn't grill access. Also the community pool is not heated making it difficult to use on the spring.

Our group (3 couples) stayed at 1102 Duneside Villa April 29 May 5 2018. It is tucked back behind the dunes which provided privacy from construction nearby. All three levels have balconies facing the beach. The view from the top floor is fantastic! There is direct access to the beach via a boardwalk with an outdoor shower. The beach is gorgeous! Very wide, white sand; great for riding bikes. We rented umbrellas and chairs from Island Beach Services.

1102 Duneside Villa has 4 bedrooms, each with its own bath. We loved the Rinnai tankless hot water heaters. The water pressure was great, too.

We were surprised and thankful to find an elevator. It was a great help in getting suitcases upstairs/downstairs.

For our celebratory dinner we splurged at The Ocean Room with champagne, oysters, halibut, and filet mignon. It was excellent!! There were great sunset views at the Bohicket Marina on Seabrook. We had dinner at Lokal (great seafood and service). We ate at two restaurants in Fresh Fields Village. Pizza and salad at La Tela Pizzeria were good. King Street Grille is not recommended. Harris Teeter at Fresh Fields Village had everything we needed for the nights we cooked in.

We would highly recommend Blackbird Farms & Market and Stono Market and Tomato Shed Caf for great local food and fresh produce. Also on Johns Island is The Angel Oak, our favorite tree which we had not seen in 20 years. So happy to see it again!

It was a pleasure to work with Akers Ellis Rentals. Everyone we dealt with from the initial reservation to check-out, was very professional and accommodating. We want to give a special shout out to Dana for switching us (in about an hour!) to this rental 9 days before our arrival when we added a 6th person to our group. Thank you!

Despite the cold and the rain, we had a great weekend at Kiawah. I wanted a condo for 4 couples and this one was very comfortable. The beds were nice and the showers awesome. (important after a cold 13.1 miles!) The only thing I would recommend is getting new pillows and maybe another comfortable chair for the den. Someone always had to sit on the floor or the kitchen chair.
I would rent this condo again. I also loved the convenience of check in and out.

Beautiful condo which accommodated our group nicely. The rooms were large and quiet. The walk to the beach was short. Akers was very responsive even on the weekends (the a/c was not cooling as well as we expected and they came out and worked on it). And they gave us a late check out as requested. We will be back!

Nice property, convenient to beach and exit from the island. Beach chairs and beach towels would have been nice. A beach umbrella would have been nice too. The screen door was missing from the living room sliding door.

My family and I had owned Kiawah properties for over twenty years, having sold the last of them in August of this year. As such we have strong ties to the island and the area. We came into town to have our youngest grandchild baptized at our church. We were three adult families and two children. We could not have selected a better property both in terms of appointments and in terms of location on the island. We had a truly comfortable and wonderful stay.

We all enjoyed our two weeks at 1102 Duneside. We had stayed nearby for about seven years, but we decided to make the change for several reasons, reasons that were right on target. This is a wonderful home away from home. We liked the more private location, both on the beach and in the cul-de-sac. The condo was lovely, well-suited to our family, and the rooms, furniture, and views were better than the pictures and as good or better than our previous condo. The maintenance service was very prompt and satisfactory when we called about a leaking toilet. The fly problem was not solved, but we did not want them to spray while we stayed. I would like to make some suggestions for other guests: a hose at the top of the stairs to wash off beach sand (we bought one for use while we were there and took it home); more small glasses; more wash cloths (we always wash every day, but even then we had to purchase some). But the condo was very clean, comfortable, perfect for a vacation stay. I would definitely recommend this condo to others.

Everything was very nice. The TV on the 3rd floor did not work (kept coming on in the middle night), and TV on the main floor did not work by 4th day. Overall, the property is pretty nice.

Our vacation experience was wonderful. We love Kiawah and the condo was wonderful. The Akers Ellis team does a great job managing the properties. Everything was a positive including the online process to manage the contract, the mobile app to provide the codes and information, and the pre-printed passes to drive onto the island. The personal touch to handle the box I shipped ahead of my arrival was an extra benefit that was a big help!

We definitely will look to the Akers Ellis team for our next Kiawah vacation!

We loved this rental property. The views were exceptional and three of the four bedrooms are oceanfront. Even though there are other villas nearby, it feels private and secluded. The villa is beautifully decorated with a bright and airy feel. We have rented numerous oceanfront villas in Kiawah and we all decided that this one is our favorite.
